Screening for a Longer Tenancy

The tenant in a house is often a household planning to stay: a family, a couple, someone who has taken a permanent role rather than a rotation. That is good for you, and it raises the stakes of choosing well, because the person you place may be there for several years. Every applicant goes through the same documented process:

Maintenance, One Building at a Time

A house has no on-site staff and no neighbor down the hall to notice a leak. When the furnace fails in January, that household has no heat until someone arrives. We coordinate routine, seasonal and emergency work through established local trades, and those relationships are what move a no-heat call to the front of a busy week.

Twin homes add one consideration. Two households share a wall and a roof, so a leak or a heating failure on one side is worth checking against the other before it becomes two repairs instead of one.

Property Inspections

We inspect at move-in and move-out and periodically during a tenancy, with photographs on file. For a house the exterior matters as much as the interior: roof, gutters, grading, the driveway, and anything that becomes a hazard under ice.

Lease Renewals and Clear Expectations
